Škarda Island General Info

On the Croatian part of Adriatic, in the archipelago of Zadar, between the islands Premuda and Ist there is the island of Škarda. Škarda area is 365 ha, length of coastline is 11.6 km, the maximum length of 3.9 km, maximum width 1.7 km.

Nearness of Zadar, with its airport, highways and ship lines that connect cities along Croatian and Italian coast, made the island of Škarda well connected with all the destinations in Europe. With only 0.7 nautical miles away from the island connected by ship lines with Zadar it is easy to approach Škarda in all conditions.

Site area: 70.000 sqm (building site area: 37.000 sqm) with 18 existing old rustical houses

Development Potential

Building site area allows:

• Construction of new residential units (up to 50) practically to the very sea line;
• Renovate existing rustical houses (already in good shape)
• Besides residential units it is also permitted to build hospitality facilities (e.g. a small boutique hotel, restaurant, etc.) based on the preliminary conceptual design
• A heliport area, seaplane area

Infrastructure

• Power supply infrastructure has been made available to the village with underway preparation works for distribution to individual rustical houses and prospective construction.
• Water from water tanks, water wells in the village surrounding area (some research required) or desalinization.
• City of Zadar planning provides conditions for prospective water supply infrastructure from the mainland.

Castle Hellenbach

On the island, in a beautiful south bay "Griparica" there is a small castle Hellenbach from 1846. With its unique appearance and historical values located on the coast, it is the only one available on the Adriatic.

Touristic and nautical activities are allowed in addition to the current residential purposes in the castle with its surroundings (bay and land).

The castle’s surface is 600 sqm, infield land 30.000 sqm. The castle can be reconstructed according to enclosed conservation conditions and can be extended to total of 1000 sqm or reconstructed in its actual form.

In the bay with capacity up to 100 berths at the moment there are equipped berths for 30 yachts and concessions for it. Boat mooring with buoys in the present form accepts yachts up to 25 m. By using pontoons or different arrangement of buoys in the bay can fit larger yachts.

In addition to the existing state it is possible to construct new breakwaters and other nautical facilities. The electricity is present on the island, and water comes from a large stone tank.
